If you don't see your question here, call 512-674-1376 or ask on the get-started form — I'll follow up personally.

General

How does Austin Flat Fee Realty work?
You work directly with me, a licensed Austin-area agent, for the entire transaction — touring or listing, pricing, offers, negotiation, and closing — the same as any full-service agent. The only difference is what you pay: one flat fee instead of a percentage-based commission. Buyers get the rest of the commission back; sellers simply never pay the rest.
Is Austin Flat Fee Realty a licensed brokerage?
Yes. We're licensed with the Texas Real Estate Commission (TREC License #827103) and operate under Equal Housing Opportunity guidelines. See the TREC Consumer Protection Notice and Information About Brokerage Services linked in the footer.
Who's my point of contact?
Call or text 512-674-1376. You work with me personally — not a call center, a team, or a rotating queue — from the first showing or listing appointment through closing.
Are there hidden fees?
No. The flat fee for your price bracket is the only fee we charge, disclosed upfront before you sign anything.
What exactly do I pay, and when?
Nothing out of pocket to us before closing. Our flat fee is paid out of the commission already built into the transaction at closing, the same way a traditional agent's commission is paid. For buyers, your rebate is the difference between the negotiated buyer-side commission and our flat fee. For sellers, our flat fee simply replaces the percentage-based listing commission you'd otherwise pay.
Where do you operate?
The Austin metro area, currently focused on Travis and Williamson counties — including Austin, Round Rock, Cedar Park, Pflugerville, and Georgetown.
Does this have anything to do with the 2024 NAR settlement?
Yes, indirectly. Since August 2024, buyers sign a written buyer representation agreement before touring homes, and commission offers are no longer published on the MLS — commission is negotiated deal by deal. That's exactly the moment we make our pitch: sign with an agent who rebates most of the negotiated commission back to you.
Do I have to sign an exclusive agreement?
Yes, and it's the same either direction. Buyers sign a written buyer representation agreement before touring — required industry-wide since the 2024 NAR settlement, not something specific to us. Sellers sign a listing agreement for an agreed term, same as with any listing brokerage. Neither is a long-term lock-in: the term length and how to cancel are spelled out in the agreement itself before you sign.
Do I owe you anything if the deal falls through?
No. You only pay the flat fee if a transaction actually closes.

Buying

What parts of the buying process do you help with?
Everything a full-service buyer's agent normally handles: touring, comparables and valuation, writing and negotiating offers, coordinating inspections, and closing.
Who will I actually work with?
Me — a licensed Austin-area agent focused on Travis and Williamson counties. I handle your showings, offers, and negotiation myself.
How does the cash back work?
We estimate the buyer-side commission on your purchase price, subtract our flat fee, and the difference is yours — either as cash back at closing or applied to strengthen your offer in a competitive situation. See the calculator on the homepage for a live estimate.
How quickly can you move if I want to make an offer today?
Same day. Once your buyer representation agreement is signed, there's no extra onboarding step before I can write an offer.
What happens to the seller-paid commission?
If the seller offers buyer-side compensation, it's paid to us at closing as usual. We keep our flat fee and rebate the rest to you — the seller's cost doesn't change either way.
Does working with a flat-fee brokerage hurt my offer in a competitive market?
No. Sellers evaluate your offer's terms and financing, not your agent's fee structure — I negotiate the same way any buyer's agent would.

Selling

How do you help sell my home?
Pricing strategy and comps, a professional listing on Unlock MLS, showings, marketing, offer negotiation, and closing — the same scope as a traditional listing agent, for one flat fee instead of a percentage commission. More on how flat fee listing works in Austin.
How is the flat fee determined?
By your home's price bracket, not a percentage of the sale:Under $500K $5,999$500K–$1M $7,999$1M+ $9,999
Do you handle photos, marketing, and showings?
Yes — listing photography, the MLS listing itself, showings, and marketing are part of the flat fee, same as a traditional listing.
Do you do open houses?
If it makes sense for your property and timeline, yes — I'll tell you honestly whether an open house is worth it for your listing.
Can I list while still living in the home?
Yes. Showings are scheduled around your availability, same as with any listing agent.
How do you determine list price?
I run a comparative market analysis (CMA) against recent, comparable Austin-area sales and walk you through the pricing strategy before you list.
Does a flat listing fee hurt my chances of attracting buyer's agents?
No — our flat fee is what you pay us as your listing broker. Any compensation you choose to offer buyer's agents to help sell your home is a separate, negotiable amount you set yourself, same as with any seller.
